基于格兰杰因果关系检验模型的地价与房价关系分析——对深圳市的实证研究

摘    要:为了分析地价变动与房价变动之间的因果关系,构建了地价变动与房价变动格兰杰因果关系检验模型,并以深圳市为实例分析了地价变动与房价变动因果关系,指出在深圳市地价变动与房价变动之间不存在因果关系,不能把房价上涨归咎于地价上涨.

Abstract:In order to analyze the causal relationship between land price and house price changes,Granger Causality analysis model for land price and house price changes is put forward,and the causal relationship between land price changes and house price changes in Shenzhen is tested.Finally it can be concluded that this causal relationship does not exist,so the increase in house price can't be attributed to the increase in land price.
