基于改进可拓理论综合评价长租公寓管理研究

长租公寓是缓解大城市住房问题的重要途径，研究长租公寓的管理，对于长租公寓市场发展具有重大意义。通过构建长租公寓管理水平评价指标体系，运用层次分析法和改进可拓理论构建长租公寓管理水平评价模型，并进行实证分析，表明长租公寓具有“中等”的管理水平，其中运营管理、产品管理的管理水平有偏向于较好的趋势，但环境卫生管理、服务管理、安全管理、文化建设管理仍需提高。基于实证分析结果对如何提高管理水平提出了改进措施，为促进长租公寓的健康发展提供建议。

Research on the Comprehensive Evaluation of the Management and Operation of Long-term Rental Apartment Based on the Improved Extension Theory

Long-term rental apartment is an important way to alleviate the housing problem in big cities. It is of great significanceto study the management of long-term rental apartment for the development of market. This research firstly builds the long-termrental apartment management level evaluation index system. Then, the long-term rental apartment management level evaluationmodel is built by using the analytic hierarchy process and improved extension theory， and an empirical analysis is carried on. Theresults show that long-term rental apartments have medium management level. The index of management of the operationmanagement， product management level show good trend， but the index of environmental health management， service management，safety management and cultural construction management still need to be improved. This paper proposes improvement measures onhow to improve the management level， and provides some suggestions for promoting the healthy development of long-term rentalapartments.
