This report reviews guidance on constructability programs from a variety of sources and presents the current practice of constructability. The advice of several organizations and researchers is summarized to describe expectations for ideal constructability. Actual current constructability practice, based on results and analysis of a Constructability State of Practice survey, is described. Approximately 100 owners, architects, engineers, consultants, contractors, and construction managers answered the survey’s ten questions and provided written comments. The results provide a picture of current constructability practices in the architecture, engineering, and construction (AEC) industry and progress in recent years. Major conclusions include: (1) constructability has gained acceptance throughout the industry; (2) constructability efforts are clearly beginning in early project phases; (3) a wide variety of constructability techniques and new technologies are being implemented; and (4) obstacles to improving constructability remain, but may be changing. Finally, recommendations are provided based on areas where constructability practice can still be improved. This report is relevant to both industry practitioners and researchers.  相似文献

Construction professionals have knowledge and competencies that can help improve the design and delivery of sustainable buildings. The introduction of construction knowledge during design using constructability practices has been shown to improve design and project performance. From a process perspective, this paper examines specific constructability techniques that can help manage sustainable building knowledge throughout the design process. Through scientific research, four constructability practices employed at the Pentagon renovation are assessed for their capability at managing sustainability input from contractors. The four practices are: (1) the use of an integrated organizational team to champion the effort; (2) physical and computer building models (mock-ups); (3) on-board reviews; and (4) lessons learned workshops. Twenty-one specific principles are then identified to provide further guidance to industry practitioners. These practices and principles pinpoint methods to help manage sustainable building knowledge, especially that made available by construction professionals during design and construction.  相似文献

For projects with high bid preparation cost, it is often suggested that the owner should consider paying bid compensation to the most highly ranked unsuccessful bidders to stimulate extra effort or inputs in bid preparation. Whereas the underlying idea of using bid compensation is intuitively sound, there is no theoretical basis or empirical evidence for such suggestion. Because costly bid preparation often implies a larger project scale, the issue of bid compensation strategy is important to practitioners and an interest of study. This paper aims to study the impacts of bid compensation and to develop appropriate bid compensation strategies. Game theory is applied to analyze the behavioral dynamics between competing bidders and project owners. A bid compensation model based on game theoretic analysis is developed in this study. The model provides equilibrium solutions under bid compensation, quantitative formula, and qualitative implications for the formation of bid compensation strategies.  相似文献

This paper investigates the use of text analysis techniques to measure relevance between objects in product models. This relevance measure is used to support design reuse from an archive of product models from previous projects. We consider several techniques from the field of information retrieval for comparing documents. Next, we explore whether we can improve the performance of the relevance measure by considering contextual building model elements. The paper concludes with an evaluation and discussion of the techniques considered. We conclude that relatively good retrieval results can be achieved with short texts and sparse building models such as those that occur in current industry practice.  相似文献

Construction contractors have significant constructability expertise to contribute to the design process of projects. To utilize this expertise most effectively, the right information must be made available to the design team at the proper point in time and at the appropriate level of detail. Current methods for utilizing construction knowledge in design have made significant advances to improving projects. However, they are typically rudimentary: unstructured, not very efficient, and rely heavily on reviews. Organizing constructability information according to its use in the design process will allow project teams to take the best advantage of the construction expertise. This paper introduces a model for organizing constructability information based on timing and levels of detail. The model differs from current approaches because of this focus. How the model was developed is described. It is tested on six case study projects to assess applicability on different projects. An illustrative example is provided using a detailed case study of the Pentagon renovation project to show how the model can be used as a metric to guide constructability input during design.  相似文献

The paper reports on ongoing research into the facilitation of communication in distributed design teams of the type typically encountered in the construction sector. Ideas around social aspects in such design teams are discussed followed by our previous research efforts as an evolutionary process that has led us to develop in this direction. It is argued that facilitating timely and contextually grounded communication in a distributed environment can help to build the social networks and associated social capital common in collocated design teams but often absent in distributed ones. We describe our framework for providing such facilitation through monitoring and awareness of the information “space” of a construction project. We believe that by leveraging the relationships in the information space, we can go some way to identifying those individuals who would benefit from developing interpersonal relations in their work and further by exploiting those relationships in real time we can accelerate the formation of personal social networks and social capital between those individuals.  相似文献

Evaluating construction requirements should be an indispensable part of improving the constructability of a facility project. However, a number of existing function analysis approaches focus mainly on the final functions with respect to the finished facility. The construction industry still lacks methodologies to represent and evaluate the functional construction requirements for constructability analysis. This paper develops the concept of intermediate functions for representing the construction requirements from three perspectives, namely, function user, function provider, and the temporal and spatial relationships between the user and the provider. This is followed by the development of an in-progress product model to abstract the construction lifecycle of a facility product utilizing the concept of component state. Furthermore, the reference relationships among such perspectives as in-progress product, intermediate function, resource, and process are addressed. Based on these reference relationships, the bottleneck states for providing the intermediate functions can be detected. A case study of constructing the deck of a bridge using the balanced cantilever approach is presented to illustrate the utilization of this concept and representation.  相似文献

All parties agree that the Miami Intermodal Center (MIC) construction project got off to a bad start, but why did this project—so anxiously anticipated, so badly needed, and kicked off with such fanfare—seem destined for so long to be remembered as a high-priced failure? After the bad start, why did the MIC project seem to struggle so for almost four years before—seemingly all at once—finding direction? What were the factors behind the bad start? What were the factors behind the lack of progress once the project started? What were the factors behind a remarkable turnaround? This paper answers these questions and more. Sustainable, or “green,” rating systems, such as the United States Green Building Council’s Leadership in Energy and Environmental Design (LEED), are leading to changes in the way owners, designers, and contractors approach the design, construction, and operation of buildings. The processes and features included in green design and construction may have positive and/or negative impacts on construction worker safety and health. This paper presents the findings of a research study of the impact of green building design and construction practices on construction worker safety and health. Occupational Safety and Health Administration (OSHA) recordable and lost time injury and illness data from green projects (as identified by LEED) and from nongreen projects was collected through a structured questionnaire survey. The data collected was analyzed to test for the presence of a difference in OSHA recordable incident rates (RIRs) and lost time case rates (LTCRs) between green and nongreen projects. It was found that there was suggestive, but inconclusive evidence of a statistically significant difference in the RIRs of the green and nongreen building projects included in the study. No statistically significant difference was found between the LTCRs for the green and nongreen projects included in the study. The study findings provide valuable information to the construction industry for the purposes of project safety planning and the assessment of safety and health on projects.  相似文献

A number of factors suggest engineering and construction professionals should discuss increasing designers’ role in construction safety. Design civil engineers could contribute to construction worker safety by performing five tasks differently than current custom and practice: reviewing their designs, creating design documents, assisting the owner in procuring construction, reviewing submittals, and inspecting work in progress. However, four sets of major barriers would prevent designers from increasing worker safety through these tasks: lack of safety expertise, lack of understanding of construction processes, typical contract terms, and professional fees. Potential ways for reducing these barriers are suggested. The United Kingdom regulations requiring engineers to design for safety are summarized, but it is concluded that similar legislation in the United States would not be appropriate.  相似文献

The design-build (DB) method for construction project delivery continues to grow in both the private and public sector; additionally, research has shown that the DB method outperforms the design-bid-build (DBB) method. The Air Force has applied the results of these previous research efforts to its military construction (MILCON) program without performing empirical studies to validate the approach. Therefore, the objective of this study was to compare the performance of the DB delivery method with the traditional DBB approach for the Air Force MILCON program. Data related to 835 (278 DB and 557 DBB) MILCON projects for fiscal years 1996–2006 were subsequently analyzed. The DB method had better performance in three of six metrics with the performance being significantly better for cost growth and the number of modifications per million dollars. The traditional DBB method performed significantly better in terms of total project time. Furthermore, the DB method was best suited for various facility types. This study provides empirical evidence of how the DB method provides an advantage over the traditional DBB method for Air Force MILCON projects.  相似文献

This paper reports the results of a research study focused on how public sector owners articulated the requirements for design quality management in design/build (DB) projects. The research used the content analysis of 75 DB requests for proposals located in 35 states with an aggregate contract value of over $700 million with the mean price per project at roughly $15 million. The projects came from seven federal agencies as well as several state agencies. It found public owners are not availing themselves of the opportunity to evaluate design-builder design quality management plans and are primarily relying on the qualifications evaluation process to ensure design quality requirements will be met. Additionally, virtually all of the public owners in the sample neglected to require constructability reviews as a design quality management requirement in spite of the published benefits of this type of review. Finally, the paper concludes this area is one where a great deal of improvement for practitioners remains and the reason for a lack of focus on design quality in DB projects is due to a failure to shift the owner’s procurement culture from traditional project delivery to DB.  相似文献

Concurrent design is commonly used in building a semiconductor wafer fabrication facilities to shorten projects. Current practice in managing a design schedule involves preset milestones that represent percentages of completion. Such a simple control scheme does not provide sufficient information to support concurrent design. This study presents an analytical model that applies a cluster identification algorithm to separate the work of designing a multisystem project into management packages that support concurrent design. Tasks within a package have strong informational dependency relationships on each other, and are not suited for concurrent design. Tasks of different packages have weak dependency relationships on each other, and are suited for concurrent design. Tendering design work based on these packages may reduce the number of design interfaces between participating design firms. Possible application of the model includes the management of design schedule, design contract tendering, and design information flow.  相似文献

The need to match project managers’ (PMs) performance measures onto projects of both unique and similar characteristics has long since been acknowledged by researchers. The need for these measures to reflect the various phases of the project life cycle has also been contended in the recent past. Here, a competency-based multidimensional conceptual model is proposed for mass house building projects (MHBPs). The model reflects both performance behaviors and outcome in predicting the PMs’ performances at the conceptual, planning, design, tender, construction, and operational phases of the project life cycle. Adopting a positivist approach, data elicited for the construction phase is analyzed using multiple regression techniques (stepwise selection). Out of a broad range of behavioral metrics identified as the independent variables, the findings suggest the best predictors of PMs’ performances in MHBPs at the construction phase are: job knowledge in site layout techniques for repetitive construction works; dedication in helping works contractors achieve works schedule; job knowledge of appropriate technology transfer for repetitive construction works; effective time management practices on house units; ability to provide effective solution to conflicts, simultaneously maintaining good relationships; ease with which works contractors are able to approach the PM and volunteering to help works contractors solve personal problems. ANOVA, multicollineriality, Durbin–Watson, and residual analysis, confirm the goodness of fit. Validation of the model also reflected reasonably high predictive accuracy suggesting the findings could be generalized. These results indicate that the model can be a reliable tool for predicting the performance of PMs in MHBPs.  相似文献

Success has always been the ultimate goal of every activity, and a construction project is no exception. Due to the ambiguous definition of project success and the different perceptions of participants toward this concept, it may be difficult to tell whether a project is successful as there is a lack of consensus. Time, cost, and quality have long been the success criteria used to evaluate the performance of a construction project. However, such a list has been criticized as not being comprehensive. Even studies of the project success of a particular construction method, such as the design/build procurement system, are lacking in most previous research considering construction projects in general. This paper sets out to establish criteria for project success for a design/build project in construction, first by identifying relevant measures of project success for a construction project in past studies, with particular emphasis on design/build projects, and then by establishing a comprehensive assessment framework for project success for design/build projects. The significant impacts on the construction field of study, in terms of educational value and practical use, are also presented. With little research in the project success of design/build projects, the writers suggest a research focus for the study.  相似文献

The construction industry is very diverse and consists of businesses that vary in size and ability to adopt information technology. Previous implementations of the project model have been based on information standards that have often adopted closely coupled collaborations. However, it is difficult to take a top down method and require participants to conform to universally accepted standards for the details of their operation. The proposed extended production integration for construction model is a loosely coupled process integration system that allows the participants to maintain a high level of independence as well as the integrity of their existing computer systems. The system is supported by a viable collaboration mechanism. A conceptual model for construction projects is proposed based on the study of events, contract conditions, and their impacts on the collaborations and interactions among participants. Events were identified as the major issue that the system needs to consider in order to conduct the collaboration work. Contract conditions were converted and used as guidelines to create enforceable rules in the system. A prototype system based on the proposed model was developed using Java, CORBA, and UML. A case study involving construction change orders was used to demonstrate the functionality of the prototype system. The factors that impact the efficiency of the system for the case study were determined through sensitivity analyses and comprehensive simulations. The results indicate that the system achieves a high level of efficiency when complicated changes are involved, which cause a higher rejection rate within the system.  相似文献

Cranes have come to symbolize building construction itself. They perform indispensable services in moving materials and components vertically and horizontally. Used since antiquity, their history is interrelated with the development of new power sources that replaced man and mule, first steam and later internal combustion, diesel, and electric engines. Mobile cranes can be rapidly deployed to lift heavy loads. New models with telescoping booms and all-terrain travel capability, compact urban machines, and even hybrids with tower cranes are beginning to replace the familiar lattice boom truck cranes. Mobile cranes have dominated the North American market, but a cultural change appears to be taking place toward tower cranes for building projects. Tower cranes, common in Europe for decades, are globally gaining in popularity with surging real estate developments. Ideal for dense urban environments and coming with a small footprint, they are available in a growing diversity of sizes and configurations. Sophisticated electronic controls and operator assistance devices are enhancing their safe and productive operation. While cranes occupy a central role on midrise and high-rise building projects, they operate in conjunction with other types of supporting equipment that are an essential part of the overall equipment array on today’s industrialized construction sites.  相似文献

There are temporal relationships other than the precedence ones between construction activities. Many of these relationships are related to the perspective of intermediate function requirement. The construction industry still lacks a representation schema for capturing the temporal logics residing in this kind of construction requirement. This study presents a schema for representing these temporal logics from three perspectives, namely the construction life cycle of a single product component, the functional interdependencies between two in-progress components, and the availability conditions of an intermediate functionality. In this way, the concurrency relationships among the construction processes can be identified and evaluated, and the intermediate function analysis can be conducted more efficiently, thus contributing to improvement of the executability of construction schedules. Additionally, the temporal logics have been formulated in the format based on temporal interval algebra, which provides a richer semantic representation compared to the traditional precedence relationship types. Finally, using a four-dimensional simulation prototype, a case study of constructing the deck of a bridge by the balanced cantilever approach is modeled to demonstrate the representation of the three perspectives of intermediate function requirements.  相似文献

In response to the growing demands for innovation, networked arrangements that draw together and synthesize the knowledge resources of multiple organizations and sectors have come to the fore-front within the construction arena. Because they are based on a relational governance principal, these new arrangements require management strategies and techniques that may not be synonymous with conventional approaches. Drawing on the Cooperative Research Centre for Construction Innovation as an example of an interorganizational innovation network, this case study examines its formation and operation to determine the role that relational governance plays in these new arrangements and to provide insights into the relationship-based management strategies employed. The case study indicates that although a mix of governance modes supplements the relational approach, network management remains a critical, if often overlooked, function. Based on the findings, a preliminary relationship management framework is presented as well as some key lessons for those responsible for the architecture, operation, and administration of these innovation networks.  相似文献
