摘    要:房地产业是一个投资经济活动行业,其经济行为的首要动机是要取得投入资本的丰厚回报。然而,在当前政府严厉的宏观调控下,房地产企业欲获得理想的资本回报,则须与时更新经营理念,从开发商为中心转身以市场为中心理性地进行投资回报盈利空间的预测和规划;注重项目策划到方案设计过程的知识投入;健全企业内部组织机制,协同成本效益管理;强化施工过程管理,严格控制过程变更,在动态中实现企业各阶段成本效益管理,以效益、优质占领市场。获取盈利。

Abstract:Real estate industry is an economic activities industry of investment, the primary motiva- tion of the economic behaviour is to obtain economic returns. To obtain capital returns under the present government's strict real estate macro-control, real estate enterprises must transform business philosophy from developer-center to market-center. It is vital that the enterprises estimate and plan the profit space of investment return in a rational manner. It is essential that the enterprises enhance knowledge input in the process from project planning to programs design, improve the internal organ- ization mechanism and coordinate the cost-effective management. It is suggested that the enterprises strengthen the construction management process, strictly control the process change and dynamically manage the cost-effectiveness on each phase to occupy the market with high quality products.
