摘    要:随着市场经济体制不断完善,房地产业对社会经济发展的支持作用越来越显著,然而,房地产业的持续健康发展有赖于土地使用制度改革、住房制度改革及人均收入的增加等,本文根据近年来深圳房地产的发展态势,分析了发展过程中存在的问题,从居住水平、购房能力及房价收入比等方面与国内外城市进行了比较,在此基础上,提出了发展存量市场、控制增量市场、发展租赁市场等步骤,以推动深圳房地产市场的蓬勃发展。

Abstract:Real estate will plays more important role in social and economical development with improvement of market-economy system in China. However, the sustainable development of real estate is dependent on the system reform of land use, housing and income increase of urban citizens. On the basis of the track of real estate in Shenzhen of South China, a comparative study is employed in studying some relevant problems such as the dwelling level, affordability and ratio of housing price-income. Finally, positive measures are explored such as to develop inventory housing, to control increment construction of housing and to open rental market and etc.
