基于AHP的住房公积金开源方法研究

近年来，面对住房公积金提取需求和贷款需求的迅猛增长，住房公积金的流入资金出现了相对短缺的情况。基于此，笔者提出了扩大住房公积金的覆盖范围、提高住房公积金的缴存比例和建立住房公积金的资产证券化机制三种住房公积金开源方法，以有效增加住房公积金的流入资金。本文运用层次分析法（AHP），构建了住房公积金开源方法的梯阶层次结构模型，据此分析得出结论：扩大住房公积金的覆盖范围为住房公积金开源的首选模式，建立住房公积金的资产证券化机制次之，提高住房公积金的缴存比例应作为最后的选择。

Expanding Method of Housing Fund Based on the AHP

During low-rent housing sys these years, the source of funding tem, according to this, the author becomes a bottleneck of implementation of of the paper uses Analytic Hierarchy Process （AHP） to analyse the creation of Real Estate Investment Trusts fund, the expanding scale of Housing Fund,and the collection of housing security tax, in order to find a perfect way to solve this problem. A model of low-cost housing financing hierarchy is built, which comes to the conclusion： the creation of Real Estate Investment Trusts fund is the first choice for low-rent housing financing, followed by the expanding of the scale of Housing Fund, and the collection of housing security tax could be the last choice.
