绿色住宅市场化发展驱动机理及其实证研究

系统分析绿色住宅的市场化发展过程，从绿色住宅的质量（性能）、供应端、需求端三方面入手，全方位探讨驱动绿色住宅市场化发展的作用机理；构建绿色住宅市场化发展的结构方程模型，采用问卷调查法收集数据，对所建模型进行实证分析，并得出绿色住宅市场化发展的关键路径. 结果表明，开发商的绿色住宅开发计划、绿色住宅的设计和施工质量以及政府强制性政策法规对绿色住宅的质量（性能） 有直接的正向的作用，其中，政府强制性政策法规的影响最大；开发商的市场预期、战略和价值取向以及政府的激励政策对绿色住宅的供应有直接的正向的作用，其中，政府激励政策的影响最大；人口结构与数量、收入水平、消费者满意度对绿色住宅的消费量具有明显的正向影响，其中，消费者满意度的影响最大. 研究结果可帮助政府或开发商科学制定相应对策，从而更好地推动绿色住宅的市场化发展.

Market dynamics and empirical analysis of developing green dwellings

The market development process of green dwellings is systematically analysed and the market dynamics of green dwellings are researched from three-pronged approach, green dwellings' quality (performance), the supply-side and demand-side. This paper builds a structural equation model of green dwellings' market development, makes an empirical analysis by questionnaire, and comes to the critical path of green dwellings' market development. The result shows that developers' plan, design and construction quality, mandatory government policies and regulations have direct positive effects on the quality (performance) of green dwellings, in which the mandatory government policies and regulations impact the most. Market expectations, strategies and value orientation of the developers, and incentives of the government have direct positive effects on green dwellings' supply, in which incentives of the government impact the most; structure and number of population, income levels as well as consumers' satisfaction have significant positive impacts on green dwellings' consumption, in which consumers' satisfaction impacts the most. The results can help the government and developers make appropriate countermeasures scientifically based on the critical path, and thus promoting the market development of green dwellings.
