A Survey of Institutional Investors' Attitudes and Perceptions of Residential Property: The Swiss,Dutch and Swedish Cases

This paper provides evidence about institutional investors' attitudes and perceptions of residential property as an investment asset group in three European countries (Switzerland, the Netherlands and Sweden). These countries stand out, with an extraordinarily large institutional residential ownership, in fact, residential institutional allocation represents about 6 per cent, 2 per cent and 3 per cent of the total institutional investment in Switzerland, the Netherlands and Sweden, respectively. Housing is the most important institutional property asset type in Switzerland and the Netherlands, comprising over 52 per cent and 50 per cent of their institutional property portfolios, respectively. In Sweden residential property plays an important, but not dominant role in the domestic institutional property portfolios, representing about 21 per cent of the institutional property holdings. Using a postal survey of representatives of pension funds, insurance companies, property investment and asset management companies the study analyses the attractiveness of residential property in terms of institutional investment goals. The survey examines the institutional investors' perceptions of housing investment, namely with respect to its returns, volatility, inflation hedging, liabilities matching and correlation with shares, bonds and non-residential property. Additionally, the survey looks at the institutional investors' experiences regarding the private rented sector. The survey suggests that investment in residential property equity is likely to be done through larger portfolios, which tend to invest in housing directly. Residential property is seen mainly as an earning asset group able to provide diversification benefits for investors even when portfolios already include non-residential property. The respondents are mainly concerned with rent regulation issues, the lack of well-structured investment vehicles is undoubtedly a less important problem.     

The Influence of Immigration on Global City Housing Markets: The Canadian Perspective

Current demographic trends in Canada include population aging and declining household growth. These trends generally result in falling housing demand and stable or declining house prices. Housing markets in Canada's major cities, however, have been characterized by increases in demand and prices in recent years; due in large part to the influence of arriving immigrants. The destinations of 76 percent of international immigrants to Canada are the three global cities—Toronto, Vancouver and Montreal—where they have a very significant effect on housing demand, particularly as under current immigration policy many of those arriving come with considerable wealth. Their influence, however, is much broader and includes the growth of exclusive, prosperous immigrant neighbourhoods, new architectural designs and other neighbourhood changes. Not all immigrants, however, arrive with wealth. Many are poor, live in less attractive neighbourhoods and pay unrealistic amounts of their inadequate incomes for poor quality housing. Some end up homeless on the street. The role of immigrants in housing markets is an important consideration for urban and housing policy.     

When laws and ethics collide: What should psychologists do?

At times the laws under which psychologists function may appear to contradict generally recognized ethical values and/or good clinical care. When these circumstances arise, psychologists must determine if a conflict really exists and, if so, seek solutions that reconcile respect for the law with their ethical values. At times, psychologists may decide to follow the law despite their ethical concerns. At other times, they may determine that a conscientious objection is warranted. Decisive arrival law parameters and a general finite capacity queueing problem

This paper addresses the problem of finding the parameters of the arrival law which most significantly influence expected occupation and loss of a finite capacity queue. The input process is supposed to be ergodic and wide sense stationary. We show that it is mostly possible to fit an MMPP(2) to the decisive parameters of observational data. Numerical examples illustrate the importance of the decisive parameters, called key parameters, and also show the accuracy of the proposed fitting procedure. Finally, in the appendix we present the solution of the finite capacity queueing problem with Special Semi Markov Process (SSMP) arrivals and a general service strategy.
