动态奖惩视角下绿色建筑运营管理主体行为研究

摘    要:研究政府行为对绿色建筑运营管理主体行为的影响,有利于采取相应措施推动绿色建筑发展。 分析绿色建筑运营管理主体行为;从各参与方的利益动机出发, 构建业主方和物业服务企业的演化博弈模型,找出双方关注的利益焦点; 运用系统动力学工具构建演化博弈系统动力学模型, 仿真分析了静态奖惩机制和动态奖惩机制对绿色建筑运营管理主体行为的影响。结果表明:当政府采用动态奖惩机制鼓励利益方参与绿色建筑运营管理时,仿真曲线呈现上升趋势并趋于稳定,说明动态奖惩机制能够有效地提高绿色建筑运营管理水平。

Abstract:Studying the impact of government behavior on the behavior of green building operation and management subjects isconducive to taking corresponding measures to promote the development of green buildings. This study analyzes the behavior of themain body of green building operation management. Starting from the interest motivation of each participant, this study establishesan evolutionary game model between the owner and the property service enterprise to find out the interest focus of both sides. Theevolutionary game system dynamics model is constructed by using the system dynamics tool, and the effects of static reward andpunishment mechanism and dynamic reward and punishment mechanism on the behavior of green building operation managementsubjects are simulated and analyzed. The results show that when government agencies adopt dynamic reward and punishmentmechanism to encourage stakeholders to participate in green building operation and management, the simulation curve shows anupward trend and tends to be stable. The results explores that dynamic reward and punishment mechanism can effectively improvethe level of green building operation and management.
